When buying property in Mexico, it isn´t always easy to navigate the real estate landscape.
It’s essential to understand how to choose the right property, whether you’re looking for a profitable investment or a home for as a residence or a vacation home.

Liquid Housing vs. Comfortable Housing – They Are NOT the Same

A common misconception is that a comfortable apartment in a modern residential complex in a prime location is easy to sell or rent out. While this might be true, there are many nuances.

For example, properties right on the beachfront often yield much lower returns on investment compared to those located 1-2 blocks away from the beach. We have numerous case studies, and if you wish, we can review the actual numbers together.

And this is just one of the many misconceptions—I can count dozens more.

Developers aren´t always 100% transparent

They downplay crucial details about the property’s condition, delivery deadlines, or legal issues.

An unscrupulous sales specialist might sell you a poor-quality property so convincingly that you’ll fall for it and make the purchase.

As for Mexican brokers (agents), you might come across an inactive (read: lazy) broker. Out of the entire market (and there are over 600 residential complexes under construction in the Riviera Maya), such a broker might offer you only 2-3 options they’re familiar with, where they get paid the most, regardless of the developer’s reputation. This kind of broker doesn’t bother to study the market and find the best option for the client. (Not all agents are like this, but unfortunately, some are!)

In every country on Earth, there are a wide variety of real estate companies and developers.

Not all are professional or experienced.  When dealing with a foreign country, this dynamic is even more important. That is why choosing the RIGHT real estate agency and the RIGHT developer is paramount to ensuring your investment abroad. Take extra care to choose wisely, and retaining a professional law firm to assist in due diligence is always recommended.
