Everything You Need Yo Know To Choose Your New Home

18 March, 2023

If you find yourself constantly browsing home sales sites, you are probably in a decision stage to finally own your own home.

In fact, in 2018, 94% of Mexicans surveyed by a real estate portal said they had an intention to buy a house.

And thousands of people fulfill their dream every year.

However, buying a home is one of the largest investments you will ever make, and the process of choosing the perfect home can seem a bit overwhelming.

This, of course, coupled with having your finances in order, hiring a real estate agent, and doing the search for your new home.

Before starting with everything you must ask yourself, what are you looking for in your house?

This list will help you to keep clear the goals you are looking for in your home, and the potential you want from your investment.

Are you ready?

Close to Schools, Institutions and Services

When starting your search, the first thing you will do is decide in which area you would like to buy your home.

The location decision is important, depending on your needs.

If you plan to have a family, you will consider proximity to schools.

Perhaps you are interested in having sports, financial, social or educational institutions near you.

You should also consider the facilities and infrastructure in the area.

If you work from home, do you need high speed fiber optic internet? If you like to exercise constantly, are there gyms or public spaces nearby to do it?

You should consider the proximity of a supermarket, a convenience store, a vet in case you have pets.

If you don’t have a car, how easy is it to get there on foot or by transport? If you have a car, how easy is it to park or move around?

All this you should consider, since it becomes part of your daily routine.

Remember, the location is the most important according to your needs.

The destination, far beyond being one of the few fully open spots in the region for tourists, has a lot to offer to visitors national and foreign, making it a unique and interesting market for investors looking to make a real profit off their vacation rental property.

Home Spaces

Another point to consider and that goes hand in hand with the location are the spaces you want to have inside your home.

The reason location matters is that if you are looking for a home in the city center, you will probably have to sacrifice certain spaces.

But if you go a little further from the center, you will find houses that allow more space, but you may have certain services a little further away.

How many rooms do you need? This is not just in the present.

If you plan to have a family or constantly receive visitors, should your home have room to grow? Also consider whether you want to have a separate living room and dining room, or sharing space.

If you need a patio or garden, if you want balconies or terrace, how many bathrooms, the size of the kitchen, among others.

Remember that this is the place where you will do your daily life, and you should not overlook the needs you have.

But over the past year and a half, there was an increase in long-term digital nomad arrivals.

With the work from home fashion and easy access to remote work, many people flocked to the Caribbean coast town to settle down for a few months, while things picked back up in their countries.

With this, the demand for vacation rental accommodations shifted slightly, with  focus on not so short-term periods, but rather rentals for 3 to 6 months.

This gave a steady income for a few months to investors renting out on vacation rental platforms, which was much appreciated in a time when travel was still restricted.

Infrastructure

Playa del Carmen’s infrastructure was a big plus in having people rent out here, as they have access to good WiFi, easy transport and access, good hospitals, supermarkets, and a lot of entertainment.

Investors who chose to invest in popularly demanded areas such as downtown, were making a big bang for their buck.

Storage and Warehouses

Perhaps it is a strange point to consider, but you should think about the storage that your home has.

If you are a person who travels a lot, will you have space for your bags? Where will you put your winter clothes during summer and vice versa? If you have children, is there enough space to store toys, school things, clothes, shoes? If you have pets, do you have space to store their things? This goes hand in hand with the spaces you are looking for and the possibilities that your home allows to expand if necessary.

General House Costs

It is very common for an apartment or house that is part of a residential condominium to have an associated cost of general maintenance.

How much are you willing to pay? You can consider that depending on the area, the type of property and the necessary maintenance you are paying a monthly fee of up to $ 3000 or $ 4000 pesos.

In addition to that, you should consider the internal maintenance costs of your house.

If you have a garden, do you have the time and resources to maintain it? When you live in an area near the sea, such as the Riviera Maya, you should consider common expenses such as waterproofing for tropical rains, maintenance of air conditioners and fans, cleaning water tanks and boilers due to the scale produced by humidity and salt.

Also ask the general costs of water and electricity in the area, as you should consider this expense on a monthly basis.

Other Points to Consider

This list may be a bit overwhelming, as we mentioned at the beginning.

But do not worry, you know your needs, tastes and preferences, and by sitting down to consider this, you will be able to find the best option for you.

We leave you below some other points that you may need to consider when choosing your perfect home.

  • Parking lot
  • illumination
  • Number of plugs (remember that teenagers charge cell phones, laptop, iPad, and others constantly)
  • Spaces to place televisions, electronics, appliances
  • Growth potential of the area
  • Capital gain
  • Safety
  • Windows and doors
  • Potential for renewal or extension

The most important thing of all is that you enjoy the search stage.

It is an exciting moment, which allows you to see different options and imagine what your life would be like in that space. Have fun.

When you find the perfect home, you will know.

Also ask the general costs of water and electricity in the area, as you should consider this expense on a monthly basis.
