Why buyers here need an agency at all

Mexico has no centralized MLS. No public database lists every property on the market, so what you get to see depends entirely on whose network you walk into. One sales office shows you one developer's shelf; a portal shows you whoever paid to list that month. An agency's real product in this market is coverage — we hold direct agreements across 200-plus developments in Playa del Carmen and the wider Riviera Maya, plus resale inventory, so the comparison happens in front of you instead of across ten showrooms and three weeks of your trip.
How our agency works
We work the buyer's side. One advisor prices the project you found against its direct competitors and against resales on the same blocks — including the options that pay us less. The commercial logic is plain: our business runs on referrals from buyers whose numbers worked out, not on clearing one developer's remaining units.
Presale prices are list-controlled by the developer, so a unit costs the same through us as at the developer's own desk. What changes with representation is everything around the price: which comparable delivers sooner, what a payment schedule really exposes you to, and what the rental math looks like after expenses instead of in the brochure.

Agency or the developer's showroom?
The honest answer: if you already know exactly which project you want, the showroom will sell it to you at the same price. Its structural limit is that it answers every question with its own project — it will never mention that the building two blocks north delivers eight months sooner at a lower price per square meter. That comparison is the whole job of a buyer-side agency, and it is why representation exists in a market without an MLS.
What working with us costs you
Nothing, directly. In this market the seller or developer pays the commission — typically 5 to 8 percent on resales, built into the fixed list price on presales. We state the incentive that creates as plainly as the benefit: every agency in Mexico is paid by the sell side, ours included. What makes the model work for you is transparency — ask us to show the commission arrangement behind any recommendation — and your own independent lawyer at contract review, paid by you alone. What we sell — and what we refuse to
The catalog covers condos, penthouses, land and commercial across Playa del Carmen real estate and nine more Riviera Maya markets. What you will not find in it: ejido land marketed as "about to regularize" — until full private title exists it cannot legally be sold to a foreign buyer, at any discount; projects whose developer fails our three-check screen; and "guaranteed" rental returns, because returns here are modeled, never guaranteed, and anyone guaranteeing them in writing is telling you something about their other numbers too.
