This Cookie Policy explains how Maya Ocean Real Estate S.A. de C.V. ("Maya Ocean", "we", "our", or "us") uses cookies and similar technologies on mayaocean.com (the "Site"). It should be read together with our Privacy Policy, which describes how we handle personal data more broadly.

1. What cookies are
Cookies are small text files placed on your device when you visit a website. We also use related technologies such as local storage and pixels. In this Policy we refer to all of these as "cookies".
Cookies can be set by the website you are visiting (first-party cookies) or by a third-party service loaded on that website (third-party cookies). They can last only for the duration of your browser session (session cookies) or for a defined period after your visit (persistent cookies).
2. Categories of cookies we use
The cookies on the Site fall into the following categories:
- Analytics cookies help us understand how visitors use the Site so we can improve it.
- Attribution cookies remember the marketing source that brought you to the Site (for example which ad, email, or partner link) so we can credit it correctly when you submit an inquiry.
- Advertising cookies are set by third-party advertising platforms to help us measure the effectiveness of campaigns and to deliver more relevant ads to people who have visited the Site.
The Site does not currently use cookies for user authentication, so there are no strictly necessary cookies that you cannot disable. Disabling any of the cookies listed below will not block your access to the Site, but it may degrade analytics accuracy or campaign attribution.
3. Cookies we set
3.1 First-party cookies
- mo_vid — analytics. Assigns a pseudonymous visitor identifier so we can measure unique visitors, returning sessions, and funnel conversion rates without identifying you personally. Duration: one (1) year. First-party.
- mo_fp — analytics (device recognition). A pseudonymous hash derived from general characteristics of your browser and device (such as browser type, language, time zone, screen size, and graphics capabilities). It lets us recognise a repeat visit when the mo_vid identifier above is unavailable — for example after you clear cookies — so we do not double-count you and can tailor the experience for repeat visitors. It does not reveal your identity. Stored in your browser's local storage (a similar technology to a cookie), not as a cookie, and kept until you clear your browser's local storage. First-party.
- mo_utm_first — attribution. Stores the marketing parameters (utm_source, utm_medium, utm_campaign, and related fields) captured on your first visit, so we know which channel originally introduced you to the Site. Duration: thirty (30) days. First-party.
- mo_utm_last — attribution. Stores the marketing parameters captured on your most recent visit, so we know which channel brought you back at the moment you submitted an inquiry. Duration: thirty (30) days. First-party.
- mo_invite_ref — broker referral attribution. Stores a broker or affiliate referral code present in the URL so that any lead you submit can be credited to the broker who referred you. Duration: thirty (30) days. First-party.
3.2 Third-party cookies
- _fbp — Meta (Facebook) Pixel. Set by Meta Platforms, Inc. and used to measure the effectiveness of our advertising on Facebook and Instagram and to build retargeting audiences. Duration: up to ninety (90) days as defined by Meta. Third-party. You can opt out of Meta's use of your data for advertising through your Facebook or Instagram ad preferences and through the controls described at facebook.com/help/568137493302217. You can also block the cookie at the browser level using the steps in section 4 below.
Meta is an independent data controller for the data collected through its pixel. We act as a joint controller with Meta only for the limited set of processing operations covered by the Meta Controller Addendum. Please refer to Meta's privacy policy for full details.
4. How to control cookies

5. Do Not Track and Global Privacy Control
Our Site honours the Global Privacy Control (GPC) signal where it is technically detectable, treating it as a request to opt out of the sale or sharing of personal information in the meaning of the CCPA. Browser "Do Not Track" signals are still not handled in a consistent way across the web, so we currently rely on the controls and instructions described above.
