Talk to the Maya Ocean team
The quickest way to make progress is a short conversation. Tell us the budget you are working with, when you want to close, and what the purchase is for — rental income, a base you will use a few months a year, or a full relocation. Those three answers change which developments are worth your time, so we work backwards from them instead of sending a generic list of everything on the market.
If you already have a shortlist from another agency or from a developer's sales office, send it over. We will tell you what the delivery record of each developer looks like, which units in the building are actually left, and where the payment schedule is stricter than it first appears. That comparison is usually more useful than adding five more projects to the pile.
Visit the office in Playa del Carmen
The office is on Calle 3 Sur at 40 Avenida, a few blocks inland from Quinta Avenida in central Playa del Carmen. Opening hours are Monday to Friday 09:00–19:00 and Saturday to Sunday 11:00–17:00, Quintana Roo time (UTC−5 all year, with no daylight saving). Walk-ins are welcome, but an appointment means the agent who knows your market is in the room rather than out on a viewing.
The team answers in English, Spanish, Russian and French. Say which language you prefer in your first message and the conversation, the shortlist and the paperwork walkthrough will all be in it.
What happens after you send a message
There is no drip campaign and no call centre — a person reads what you wrote and replies. The sequence is short on purpose:
- A reply within one business day, from the agent who will actually handle your search.
- A 15–20 minute discovery call to pin down budget, area, timeline and financing.
- A shortlist of five to eight developments with developer pricing, floor plans, payment schedules and the honest downside of each.
- Viewings — in person if you are in the Riviera Maya, or a live video walkthrough of the model unit and the actual floor if you are not.
Buying from abroad
Most of our buyers start the process from another country and only fly in once or twice. That works because nothing in a Mexican purchase requires you to be physically present for every step: reservation agreements are signed electronically, due diligence documents move by email, and the closing itself can be handled through a power of attorney granted to a lawyer you choose.
Ownership on the coast runs through a fideicomiso — a bank trust that holds the title while you keep every ownership right, including the right to sell, rent out or pass the property on. It is the standard, well-established mechanism for foreign buyers within 50 km of the coastline, not a workaround. We will walk you through the cost and the timeline before you commit to anything, and the deed is registered by a Mexican notary public, who is a state-appointed officer, not a party to the sale.
