Commercial space in Playa del Carmen

Playa del Carmen has the most established retail geography on this coast, and it is organised around one street. Quinta Avenida is a pedestrian corridor carrying the highest sustained footfall in the region, and commercial space on and immediately off it prices accordingly — with rents commonly quoted per square metre per month, not as a flat figure. Away from the corridor the market changes character entirely: neighbourhood retail and services in Gonzalo Guerrero, Zazil-Ha, Colosio and Ejidal serve residents, price far lower, and depend on local density rather than visitor traffic. Where the demand is

  • Quinta Avenida and the blocks around it

    The highest-footfall retail in the region, pedestrian and visitor-driven. Space is scarce, pricing is per square metre per month, and the difference between a corner on Quinta and a unit one block inland is large and durable.

  • Neighbourhood retail

    Gonzalo Guerrero, Colosio, Zazil-Ha and Ejidal carry resident-facing commercial space — services, convenience, small offices. Lower rent, steadier year-round demand, and value driven by the population density of the surrounding blocks.

  • Mixed-use ground floors

Two things that work differently from residential property

Ownership. This coast sits inside Mexico's 50-km restricted zone, where a foreign buyer normally takes residential property through a fideicomiso. Non-residential property has a second route: a Mexican company with foreign participation may acquire it directly under Article 10-A of the Foreign Investment Law, with notice filed to the Ministry of Foreign Affairs. Which route is right depends on how the property will be used and held, and it is a question for your notario and your accountant before you make an offer — not after.

Tax on rent. Commercial leases in Mexico carry 16% IVA; residential leases are exempt. That single line changes the arithmetic of a rental model built on residential comparables, and it also means a commercial landlord is registering, invoicing and filing in a way a residential one is not. Neither point is a reason to avoid commercial property. Both are reasons to price the structure into the deal at the start.

One corridor sets the ceiling. Quinta Avenida's footfall is what makes Playa's commercial market the most liquid on this coast, and proximity to it is the single largest price variable. The gradient is steep: rent and value fall quickly with each block inland, which makes the corridor an unreliable comparable for anything that is not on it. The resident market is the steadier one. Neighbourhood commercial space in the inland colonias trades on local population, not visitors, which means lower headline rents and materially less seasonality. Compare these spaces if you prefer tenants who serve local residents rather than visitors. Solidaridad's rules apply per address. As everywhere in Mexico, the uso de suelo certificate for the exact property determines permitted activity, and it is not inherited from the previous occupant. Is Quinta Avenida the only place worth buying?

No — it is the most liquid, not the only viable one. The corridor buys footfall and pays for it; the inland colonias buy resident demand at a fraction of the price with much less seasonality. Which is right depends on whether your tenant serves visitors or residents.

How is commercial rent quoted here?

Commonly per square metre per month, especially on and around the corridor, and often in US dollars for prime space. When you compare two units, normalise to the same basis first — a flat monthly figure and a per-square-metre figure are not directly comparable.

What is the difference between a local and an oficina?

A local is street-level retail space, built for walk-in traffic and signage. An oficina is office space, usually upper-floor, priced lower per square metre and dependent on parking and access rather than footfall. They serve different tenants and carry different permitted-use requirements.
