Cancún has the smallest land inventory of the three cities on this axis, and the most commercially oriented demand: a meaningful share of searches here are for parcels with permitted commercial use rather than for somewhere to build a private residence. Everything below carries verifiable private title. The market divides between subdivision lots along the Huayacán growth corridor, urban infill inside the supermanzana grid where permitted use dominates value, and a scarce premium tier near the marina at Puerto Cancún. Because supply is thin, the practical constraint here is availability rather than choice — when a parcel matching a specific use appears, it tends not to sit.

Before you buy: title, ejido tenure and the restricted zone
Three checks decide whether a lot in Quintana Roo can legally be sold to you. Tenure. A large share of land on this coast originated as ejido — communally held agrarian land that cannot be transferred privately until the parcel has gone through regularization and received dominio pleno (full private title). A lot still under ejido tenure is not buyable, regardless of what a listing says. Title chain. Every purchase in Mexico closes before a notario público, a federally licensed officer who certifies the chain of title, the absence of liens and the source of funds. Ask for the current escritura and a fresh certificate of no encumbrance before paying anything. Restricted zone. All of the coastline here sits inside the 50-km federal restricted zone, so a non-Mexican buyer holds land through a fideicomiso — a renewable bank trust in which the buyer is the sole beneficiary with full rights of use, sale and inheritance.
